4/22 - Coming Soon

4/25 - Ensure all lightbulbs are working

4/26 - Professional Photographs 9:30-11:30am (remove cars from driveway or front curb)

5/6 - Listing goes live

5/8 - Saturday Open House

5/11 - Brokers Open

TIMELINE (Post Ratification - Seller)

  • 4/26 - Appraisal between 10:00 and 11:00am (lockbox access)

  • 4/28 - Home Inspection 12:30pm until approximately 3pm (lockbox access)

  • ​TBD - 1st Walk-Through Inspection

    • usually day of or day prior to settlement (but after you vacate)

    • please be absent during walk-through

  • TBD - Receive preliminary copy of Closing Disclosure from the settlement company detailing costs/proceeds (1-2 days prior to settlement)

  • TBD - Must vacate by end of (date)

  • 5/28 - Attend Settlement (see Settlement Details) 

  • 7/30 - ​Rentback deadline 

    • vacate by 9pm with house brooms swept and clear of debris

    • optional - have house professionally cleaned

    • leave all keys/garage remotes (buyers have 1 key from settlement)

  • by 8/4 - Determine disposition of rent back security deposit after buyers' final walk-through inspection

To Do List (Post Ratification - Seller)

  • Replace HVAC filters before the home inspection (if it hasn't been done recently)

  • Maintain lawn/lanscaping

  • Schedule movers

  • Cancel/transfer utilities for 7/30

  • Optional - schedule a cleaning for right after you move

  • To obtain the $395 PenFed credit you can create a Credit Union account using the following instructions:

    • go to penfed.org/pfr1

    • at the bottom right fill int he following info: Mary Gillespie / mary.gillespie@penfedrealty.com

    • forward your confirmation email to team@maryandmichelle.com so we can ensure your credit is applied

    • Note: there is no cost to open the account and you can close it anytime after settlement

    • Please let me know as soon as possible whether or not you will be opening an account.

* Note: Contractually your house and property must be in substantially the same condition as it was on contract date or home inspection date.  Upon move-out your minimum contractual obligation is to ensure the home is broom swept and clear of debris.

SETTLEMENT DETAILS (Seller)

  • ​Settlement location - options are as followings: 

    • at Universal Titlee

    • remote online if allowable by the buyers' lender

    • mobile notary who would come to you

  • Settlement will take ~ 20 minutes

  • Bring photo ID's

  • Bring wiring account info such as a voided check

  • Provide 1 key to Universal or M&M since you are renting back

  • Provide one key to M & M to give to settlement company and leave all keys/remotes/instruction manuals at the house

*Note:  if one of you cannot make settlement we can get a power of attorney through the title company

*Note:  Sellers do not need to sign on settlement day - you can sign earlier if that's more convenient

5/28 - Settlement (time/date of signing TBD)

  • ​Settlement location: TBD - Options are as followings: 

    • at Title Company

    • remote online if allowable by your lender

    • mobile notary who would come to you

  • Settlement will take ~ 1 hour

  • Bring photo ID's

  • If wiring funds, wire them the day prior to settlement otherwise bring a cashier's/certified check (whichever the title company prefers)

* Note:  if one of you cannot make settlement we can get a power of attorney through the title company


* Note:  If you allowed a rent back you will receive 1 key at settlement
