  • Complete the 4 sections of the Brokerage Agreement we left behind (the sections with yellow brackets) and either email or snap a photo of each page

  • Meet with Peggy 703-307-1251 (Stager)

  • Let M&M know when you anticipate the house being ready for pictures so we can get the photographer on the schedule

  • Provide M&M with a list of home improvements (and year completed)

  • Provide M&M with floor plans (if available) as well as any other documents received when you bought

  • Let us know when the exterior landscaping looks good and we can come capture a good front exterior photos for Coming Soon (all cars will need to be off the driveway or front curb for the photo)

  • Prepare home for pictures

  • Make sure all lightbulbs are working

  • Provide M&M with a key (photo shoot day)

  • Provide M&M HOA Docs once received

  • If you'd like to obtain the $395 PenFed credit you can create a Credit Union account using the following instructions:

    • go to penfed.org/pfr1

    • at the bottom right fill int he following info: Mary Gillespie / mary.gillespie@penfedrealty.com

    • forward a screenshot of your new account to gil@maryandmichelle.com so we can ensure your credit is applied

    • Note: there is no cost to open the account and you can close it anytime after settlement

HOUSE PREPARATION & GOING LIVE

AFTER CONTRACT RATIFICATION

  • TBD - Receive preliminary copy of Closing Disclosure with your final numbers (1-2 days prior to settlement)

  • TBD - Walk-Through Inspection (Be Absent)

  • TBD - Attend Settlement (see Settlement Details)

IF RENTING BACK

​​

  • TBD - ​Rentback Deadline 

    • vacate by 9pm with house brooms swept and clear of debris

    • optional - have house professionally cleaned

    • leave all keys/garage remotes (buyers have 1 key from settlement)

  • 5 DAYS AFTER RENTBACK DEADLINE - Determine disposition of rent back security deposit after buyers' final walk-through inspection

SETTLEMENT

​

DATE - Settlement (time/date of signing TBD)

​

  • ​Settlement location - options are as followings: 

    • at physical office

    • remote online if allowable by the buyers' lender

    • mobile notary who would come to you

  • Settlement will take ~ 20 minutes

  • Bring photo ID's

  • Bring wiring account info such as a voided check

  • Provide one key at settlement and leave all keys/remotes/instruction manuals at the house

*Note:  if one of you cannot make settlement we can get a power of attorney through the title company

​

*Note:  Sellers do not need to sign on settlement day - you can sign earlier if that's more convenient
